Terms of Use

Purpose
These terms govern access to and use of the easyroom.lu platform, a classified-ads service for flat-shares and the rental of rooms and studios in Luxembourg and the Greater Region. Easyroom connects advertisers and seekers; Easyroom is neither owner, landlord, nor agency, and is not a party to the contracts concluded between members.
Easyroom acts solely as a technical hosting and intermediation provider. Easyroom does not take part in contractual negotiations between users, collects no rent on behalf of third parties and does not intervene in the conclusion or performance of rental contracts.
Acceptance
Use of the service implies full acceptance of these terms. If you do not agree, do not use the platform.
Account and access
Registration requires a valid email address or login via Google, Facebook or Apple, and the choice of an account type (individual or agency). You undertake to provide accurate information and to keep your credentials confidential. Email verification may be required before publishing.
You are responsible for all activity carried out from your account.
Publishing rules
Listings must be real, accurate, lawful and concern a genuinely available property. The following are prohibited in particular: misleading or fraudulent listings, unlawful discriminatory content, insulting or defamatory content or content contrary to public order, and inserting personal contact details into listing text to bypass the messaging system.
You warrant that you hold the rights to the photos and content published.
Prohibited behaviour
The following are prohibited in particular: identity theft, spam, automated data collection (scraping), undermining the security of the service, soliciting advance payments outside the platform, and any use contrary to the law.
Any substantial extraction or reuse, whether qualitative or quantitative, of the content or databases of the site, as well as any repeated and systematic extraction of non-substantial parts, is strictly prohibited. Easyroom reserves the right to invoke the sui generis right of the database maker.
Messaging and connecting users
Contact between members takes place via the internal messaging system; contact details are not displayed automatically. Never make a payment before visiting the property and verifying the identity of the other party (see the Cybercrime page).
Moderation and sanctions
Easyroom applies automated moderation and may, in the event of a breach, suspend, take offline, freeze or delete a listing or an account, in particular in cases of suspected fraud, attempts to circumvent the platform rules or risk to the security of the service, without notice where security or the law so require.
User responsibility
The user is solely responsible for the content published, its accuracy, its legal compliance and the consequences of its distribution.
The user shall indemnify Easyroom against any claim, legal action, conviction, damage or cost resulting from content published by them.
Intermediary role and Easyroom’s liability
Easyroom provides a technical intermediation service. Easyroom guarantees neither the accuracy of listings, nor the solvency or seriousness of members, nor the conclusion or proper performance of contracts between them.
To the extent permitted by law, Easyroom cannot be held liable for damage arising from relations between members, from content published by users, or from a temporary unavailability of the service. Nothing herein limits liability that cannot lawfully be limited.
Notice of illegal content (DSA)
In accordance with the European Digital Services Act (DSA), any illegal content may be reported via the “Report” button present on every listing and profile, or by email to signalement@easyroom.lu.
Please indicate the URL or reference of the content, the reason and, if possible, your contact details. Reports are handled within a reasonable time.
Easyroom may remove or disable access to manifestly illegal content or content contrary to these terms, without notice where security, the rights of third parties or the law so require. The detailed procedure is set out on the “Report illegal content” page.
Intellectual property
By publishing content, you grant Easyroom a non-exclusive, free licence limited to hosting, displaying and promoting your listing within the service, for the duration of its publication.
Term, termination and changes
You may delete your account at any time from your account area. Easyroom may evolve the service and these terms; significant changes are indicated on the site.
Force majeure
Easyroom cannot be held liable for a delay or failure to perform resulting from an event reasonably beyond its control, in particular a general network failure, the interruption of a supplier’s services, a major cyberattack, a natural disaster or a decision by a public authority.
Applicable law and disputes
These terms are governed by Luxembourg law. Failing an amicable settlement, the courts of Luxembourg City have jurisdiction, subject to the rules protecting consumers. A consumer may resort to mediation and to the European online dispute resolution platform.
